In execution of a Deed of Trust dated February 27, 2023, in the principal amount of $153,400.61, recorded in the Clerk’s Office of the Circuit Court of Buchanan County, Virginia, as Instrument Number 230000274, Woods Rogers Vandeventer Black PLC, Substitute Trustee, will offer for sale at public auction outside the main entrance of the Buchanan County Circuit Court, 1012 Walnut Street, Grundy, VA 24614, on October 13, 2026 at 12:00 noon , the property described in said Deed of Trust lying in Buchanan County, Virginia, and more particularly described as follows, to-wit:
All that certain tract or parcel of land, with the improvements thereon and all rights, privileges and appurtenances thereunto belonging situate, lying and being on Laurel Branch, a tributary of the Russell Fork River of the Big Sandy River in Buchanan County, Virginia, and being more particularly bounded and described as follows:
BEGINNING at an iron pin in the center of County Road 663, a corner adjoining Rand and Kathy Gilbert; thence going up the hill with the Gilbert line, N. 45 deg. 08’ 32” W. 294.34 feet to a set pin; thence N. 23 deg. 37’ 39” E. 319.37 feet to a set iron pin; thence S. 45 deg. 08’ 32” E. 292.59 feet to an unmarked point in County Road 663; thence along said road, S. 24 deg. 35’ 07” W. 115.79 feet to an unmarked point near the center of County Road 663; thence S. 22 deg. 37’ 47” W. 204.86 feet to the point of BEGINNING, containing 2 acres, more or less.
